Gross vs net, in plain terms: these floors are quoted two ways. A gross rate is applied to the unit’s area including its share of common space (corridors, services). A net rate is applied only to the usable space inside the unit. That’s why the net rate is about double the gross rate. The two aren’t directly comparable, so ask which basis your quotation uses and for a written area statement.

IMARAT revises Tower 1 rates every quarter. Compared with the July 2026 list, every floor that was on sale went up by roughly 2–3.5%, and two floors were opened for sale.

For a 100 sq ft Ground Floor shop, the October revision added PKR 400,000 to the price. This is why a dated quotation matters: it fixes the rate for the unit you book.

The Ground Floor carries the highest rate in the tower. The Lower Ground is now the lowest-priced retail floor, and each floor above the Ground Floor is cheaper than the one below it.

Before choosing, ask for a written specification of what “finished” includes: flooring, ceilings, electrical work, air-conditioning, washrooms and any other fit-out items. Compare that against what your own fit-out would cost.
What this means for buyers
- Shop buyers: the Lower Ground costs about half the Ground Floor rate, and the 3rd floor costs almost 30% less. The Ground Floor makes sense when street-level visibility drives your sales.
- Office buyers: finished offices on the 8th–10th floors cost about 12.3% more per sq ft than shell & core. Choose shell & core if you plan your own fit-out, and finished if you want to move in sooner.
- Executive Suites cost about 8.2% more per sq ft than a finished office. Ask what’s included in a suite before comparing the two.
